We specialize in the rehabilitation of buildings in disastrous condition. We believe that it is very important to save buildings that have historic significance, no matter what the condition, and return them as functioning components of a revitalized urban landscape. The reintroduction of these buildings into the existing local commercial and residential climate must be carefully planned. Many times, the previous use of the building is inappropriate for an urban renaissance, and adaptive reuse of the existing buildings is appropriate.
The Main St Approach from the National Trust for Historic Preservation has a four point program comprehensive commercial district revitalization strategy that has been widely successful in towns and cities nationwide. There are also many books available on their website. The Downtown Research & Development Center is also a wonderful resource for news, information and ideas on how to rebuild the hearts of our cities.
We are using more environmentally responsible measures in construction of our latest projects. We are incorporating photovoltaics, geoexchange technology, green roof,environmentally responsible floor coverings and Insulated Concrete Forms (ICF link 1, link2). NYSERDA is providing technological and financial incentives for implementing these measures.
Many of the buildings we have saved have been purchased outright, rehabilitated, kept for our portfolio, and managed. We believe that market rate and upscale residential tenants have a place on “Main Street USA”. The majority of the buildings we own are comprised of commercial spaces on the first floor, and residential tenants on the floors above.
